Punta Gorda is boating country, quieter and more affordable still, with new communities spreading inland from the harbor. Here is what to check before you tour.

Venice: the walkable one

Venice is the rare Florida coast town with a genuine historic downtown and a beach at the end of it. New construction clusters east of I-75 and around Wellen Park, so most buyers trade a ten minute drive to the sand for a brand new amenity package. If being able to walk to dinner matters more than a new clubhouse, look at the established neighborhoods instead.

Punta Gorda: boats first

Punta Gorda is built around Charlotte Harbor, and the lifestyle question is whether you want Gulf access from your backyard or a newer inland community with lower fees. Burnt Store and the harbor communities carry the premium. Inland, you get more house for the money than anywhere else we work.

What the southern corridor actually costs each month

CDD fees are common in the newer Venice and Wellen Park communities, less so in the older Punta Gorda neighborhoods. Insurance deserves an honest look this far south: ask for the wind mitigation report and the flood zone before you fall in love with a lot. Budget for four numbers, not one: principal and interest, property tax, HOA, and CDD.
