Parrish is where most of our Manatee County buyers end up looking, and for good reason: you get a new home, a real amenity package, and I-75 access for meaningfully less than Lakewood Ranch. The trade-off is that Parrish is still being built, so the fees, the schools, and the drive times are moving targets. Here is what to actually check.

What Parrish actually costs each month

The list price is only part of it. Nearly every new community in Parrish is inside a Community Development District, so you are paying an annual CDD assessment on your tax bill on top of the HOA. Two homes at the same price can differ by three or four hundred dollars a month once the CDD and HOA are in.

Budget for four numbers, not one: principal and interest, property tax, HOA, and CDD. Then check whether the CDD is still in its bond phase, which is the part that eventually rolls off, or whether you are only paying operations and maintenance.

Where Parrish is in its build-out

The Fort Hamer Bridge, the North River Ranch and Prosperity Lakes corridors, and the new retail along US-301 have pulled Parrish forward fast. Some communities have finished amenity centers and mature landscaping. Others are selling from a trailer with the pool two years out. Ask for the amenity delivery date in writing, not the rendering.

Drive times to be honest about

Parrish is roughly 30 to 40 minutes to Anna Maria Island and the Bradenton beaches, 40 to 55 minutes to downtown Sarasota, and about an hour to Tampa outside rush hour. If a commute to Tampa is daily rather than occasional, drive it at 7:30 on a weekday before you sign.
