What the Lakewood Ranch premium actually buys
You are paying for build-out that is already finished: mature trees, completed amenity centers, A-rated schools, Waterside and Main Street for dining, medical, and a resale market with a long track record. In a slower market, the finished part matters, because your resale competition is not a builder discounting the same floor plan next door.
What it does not automatically buy is a low monthly cost. Several villages carry both a village HOA and a master association, plus a CDD.
Gated, golf, and age restricted: pick before you tour
Lakewood Ranch has all three, and they change the fee picture more than the floor plan does. Golf-included communities bundle a mandatory membership into the monthly cost. Age-restricted villages usually have higher HOA fees that cover far more maintenance. Decide which of the three you want first, then filter.

Where the real savings are
On new construction, the negotiation is rarely the list price. It is the builder incentive: rate buydowns, closing cost credits, lot premiums waived and design center dollars, all of which reset monthly and none of which are advertised consistently. That is what we track for our buyers.
