The Bradenton most buyers picture, the Village of the Arts, the Riverwalk, the marina, is established and largely built out. The new construction is east of I-75 and along the Manatee River corridor, where master planned communities are going up on what was farmland a decade ago. What Bradenton actually costs each month

Like the rest of Manatee County, most new Bradenton communities sit inside a Community Development District, so the annual CDD assessment lands on your tax bill on top of the HOA. Two homes at the same list price can differ by hundreds of dollars a month once both are in. Budget for four numbers: principal and interest, property tax, HOA, and CDD.

Drive times to be honest about

From the newer eastern communities, plan on 15 to 25 minutes to Anna Maria Island, 20 to 30 minutes to downtown Sarasota, and about an hour to Tampa outside rush hour. The beaches are the genuine advantage here over Parrish, and the trade is a slightly older surrounding area.
